• The TAPU (Deed) is an official confirmation that you are the owner of the property you have purchased.
  • The TAPU is the equivalent to UK Title Deeds. It is issued to all foreigners purchasing a property in Turkey and can take 2-3 months to process. If you buy a property through us we will take care of all the documentation. Documents and information You need to prepare are: 
  • Address of the property you bought
  • Passport of the buyer
  • Photo of the buyer
  • Buyer's father's and mother's names
  • Tax payer's number of the buyer

Why TAPU or what is TAPU?

  • If You buy a property in Turkey, You will get TAPU or title deed. It is an extract from Turkish real estate registry (Kadastro). On Your tapu You will find description of the property and information about the owner like: location, type, photo of the owner, archiving data etc. If You buy an apartment in a complex or the house in a project, You will get red TAPU.
  • When You buy a property of unfinished project, You will receive first - Irtifaki Kat - type of red TAPU. It means that You are the legal owner of unfinished property. After the project is finished or in case You buy property of the project which is finished, You will get another type of red TAPU - Kat Mülkiyeti. It is recommended to hire a lawer, when obtaining TAPU and highly recommended to check data of TAPU at Land Register (TAPU) office.
  • In Turkey, You may sign a legal sales contract only in a presence of the official of the TAPU office. 
  • Before the project or complex is finished, developer is obliged to register it as commonhold. The document is drawn up on the basis of plans and zoning. Project is devided into individual units and for each unit TAPU has to be issued. It is very important that data on commonhold document is correct.
  • After the project or complex is complete, the developer will get general Iskan for the project - it means that construction is legalized. Only then Individual property owners may apply for individual Iskan - habitation licence, which gives the right to connect property to public utilities.
  • In Turkey, after signing a purchase contract at the TAPU office, You become legitimate owner of the property. Instead of the copy of purchase contract You get TAPU.
